Investing in Tax Sale Properties
Investing in Tax Liens is a way you can diversify your investment portfolio while making a difference in a community. Whether you purchase a Tax Lien or Tax Deed property, you are helping the county receive the necessary funds to operate by putting the unpaid taxes back into their budget.
We Can Help
Although Tax Sale properties and Tax Lien purchases can present a challenge to some title companies, Clear Title, along with our partners, will be there every step of the way to provide the smoothest transaction possible.
Tax Deed Properties
When you purchase a Tax Deed property the county has already gone through their process and you will be issued a deed to the property. This will give you the opportunity to renovate the foreclosed property and sell for a profit.
Tax Lien
When you purchase a Tax Lien you are purchasing the debt of the unpaid taxes on a piece of property. With the debt you will be entitled to a return on your investment either by earning interest if the property is redeemed or by ownership of the property through a Collector’s Deed if the property is not redeemed.
Already own a Tax Sale Property?
On a daily basis we get calls and emails asking if we can close on Tax Sale properties. The short answer is “yes”. In most cases we can close a property with a tax sale in it’s history with a Tax Certificate approval issued from an underwriter approved vendor. In the rare occasion that one of these vendors cannot issue a Tax Certificate or a client chooses to go a different route, we can issue title insurance on a Tax Sale property with a properly executed Quiet Title Action though the courts.
Tax Certificate
A couple of companies that we work with who specialize in in getting a Tax Sale property insurable are listed below:
Title Bridge – Title Bridge was born out of the need to handle the rising number of vacant houses on both the Kansas and Missouri sides of the Kansas City Area.
US Tax Deed Solutions – US Tax Deeds services Tax Sale investors in many states across the US.
Quiet Title
There is a chance that a property might not be eligible for a Tax Certificate and in this case a Quiet Title might be the best option. Below are a couple of law firms that specialize in Quiet Title Lawsuits.
Hunter Law Group – Specializing in the Kansas City Area
BessineWalterbach, LLP – Scott Walterbech literally wrote a book on Tax Sale Properties in Missouri.
Sweet Law Firm for your quiet title needs in the Saint Louis Area.

Why have tax sales?
Delinquent taxes can impair a county’s ability to pay for the necessities needed to keep their communities safe. By offering these properties to the public, through either Tax Deed Sales or Tax Lien Auctions, the county can gain lost revenue and the public has the opportunity to earn a return on their investment.
