Start the Title process and search the property’s history
Congratulations! The buyer and seller have agreed to terms and signed a contract. Now one of the parties will send the executed copy to us, the title company. Either one of the real estate agents, if you are working with one, the investor that is buying your home, or if you are straight by owner, typically the seller will. This will be the trigger for us to start our search through the history of the property. We will review the recorder of deeds, courts, city codes, and other public records to make sure there is nothing outstanding or out of the ordinary attached to the property. We will use this information to build a report called a “Title Commitment” … I go over that in the next video.
